Our professional input at the initial planning and design stage will add considerable value to any project by reducing the need for costly revisions to plans and avoiding unacceptable delays. Typically our drawings show site layout information, levels (existing and proposed) and construction details for all external private areas for new residential and commercial developments; meeting the requirements of Part M of the Building Regulations ‘Access to and Use of Buildings’ and in accordance with the Highway Authority’s standard design guides. Highway crossover applications to provide additional off road parking: – We are able to undertake all liaison with the Highway Authority in seeking the necessary approvals for the construction of new crossovers to enable the construction of a new vehicular access over the public footway in order to provide additional off-road parking/driveways. In addition, many clients wishing to install off-road parking/driveways to their properties are unaware of the requirement to seek planning permission for any new impermeable paving greater than 5m2. This is to reduce the impact of flooding and pollution. However, planning permission is not required to install porous surfacing such as permeable concrete block paving or if surface water run-off is drained to a soakaway. At EPS we are able to provide a sustainable solution for the construction of your new porous paving or are able to prepare and submit a planning application where you are looking to install impermeable surfacing. All design is carried out by our highly experienced Chartered Engineer – Eur Ing Graham Harris, BSc(Hons), CEng, MICE, RMaPS, MAPM. We produce comprehensive calculations for checking by Building Control and clear design details for use by your contractor. We look at all aspects in consideration of the design, such as site topography and levels, building layout and in consideration of the final point of connection into the main sewer. We can undertake all liaison with the sewerage authority for the submission of capacity check enquiries, S106 applications for the connection of a new development into existing foul or surface water sewer network and S185 applications for a sewer diversion, where an existing sewer impacts on your new development. Where main sewers are unavailable, then we can advise on alternative methods of draining your development including through the installation of private sewage treatment plants, septic tanks or sealed cesspits. We have extensive experience in designing the installations of new private sewage treatment plants including dispersal systems for disposing the arising treated effluent. We are also able to undertake all liaison with the following regulatory bodies: - 1) Environment Agency in seeking the necessary Environmental Permit; 2) Local Authority Building Control or Approved Inspectors; and 3) Local Planning Authority.
